This timber frame extension was quite challenging due to its different ground levels and accessibility. The program was worked in a way that left the clients in their home during construction while it was safe and functional. This was done by making the extension fully watertight and secure prior to the removal of the old exterior walls. Careful measurements were required to ensure new to old walls lined up, as internal walls were built prior to the old exterior wall being removed. Step backs were required for drylining to ensure the transition between new and old was seamless. This required the removal of old internal plaster inside the old lounge, as to allow for the 10mm gyprock behind the decorative architraves, as simply lining over would have taken away that detail around the windows. Building out of timber framing meant we could erect our high walls relativity quickly, so a sarked tiled roof could be installed over the existing structure within 2 weeks of the construction of the made-on site wall frames. The AXON weatherboard was installed to manufactures details, requiring full length sheets and fixings throughout. This vertical weatherboard gave a stark contrast to the horizontal lines of the exiting brickwork.

Designed by the Department of Communities and built by Dale Alcock Projects under a Design and Construct contract, the four-bedroom ‘Kiara Timber Demonstration Home’ adopts an alternative construction methodology to showcase and champion the myriad of benefits associated with building with timber in an industry dominated by brick construction. The demonstration home was constructed using a timber frame and roof trusses that were prefabricated in-factory, with the timber frame walls erected in 2-days. The dwelling was constructed in less than 5 months. This allowed the Department of Communities to sell the home with the State and Federal grants, subsequently making a faster return on their investment. The fast build time also allowed this project to move through the Dale Alcock Project system quicker, reducing labour and overhead costs and increased return on investment. Demonstrating its positive reception in the market place and high quality of the build, the home was sold over its market valuation for $470k within a week of being released to market.
